What is Onoots
Onoots is an AI-powered Real Estate Brokerage Operating System designed for the Australian market and built for global scale. It enables independent brokerages to operate with franchise-level infrastructure — without the franchise fees. Proptech is the real-estate vertical of the Onoots OS, a Human+AI ecosystem with one shared engine.
Not SaaS — Agentic SaaS
Onoots isn’t traditional SaaS. The subscription doesn’t buy software seats — it buys work done by a team of AI agents that qualifies leads, books showings, moves documents, and settles commissions, with humans approving each key step. A typical real-estate CRM only stores data; Onoots’ AI agents do the work, and the broker supervises. That’s the Agentic SaaS model.

Proptech is not just another CRM: it runs a bilateral marketplace that splits the real-estate ecosystem into two sides, both operated by the brokerage (a hybrid A+B model):
- Side A — Developer. Inventory management and liquidation software: detection of stale units, predictive absorption, and the argument that “a discount costs less than idle inventory.”
- Side B — Buyer. An automated fiduciary buying desk (Buyer Desk), monetized with a success fee on the negotiated savings, with anti-bypass (an agreement signed before the unit is revealed) and swarm buying (aggregating demand into block offers to developers).
Everything asynchronous runs on a swarm engine with a fail-closed Compliance Guardian (allow / prepare / escalate / block) and Ledger™ anchoring.

Buyer Desk — AI Buyer’s Agent
Buyer Desk extends Onoots into buyer-side representation. Agents create financial briefs for buyers (first-home vs. rental-income), the platform sources off-market candidates using an AI swarm, and jurisdiction-specific compliance gates ensure regulatory compliance before handoff.
